KBIS Plans Proceeding Amidst Strict Virus Protocols

HACKETTSTOWN, NJ — The National Kitchen & Bath Association and its partners for February’s Design & Construction Week continue to consult with Epistemix, a third-party modeling system that predicts the progression of disease outbreaks, as plans proceed to stage the 2022 Kitchen & Bath Industry Show (KBIS) and concurrent International Builders Show (IBS) as live events in February, show organizers said.

The NKBA and its trade show partners, Emerald and the National Association of Home Builders, announced that, based on the latest data modeling from Epistemix and current DCW Health & Safety protocols, “we feel confident we are creating a safe environment to conduct business” at the annual event, scheduled for Feb. 8-10 at the Orange County Convention Center in Orlando, FL. The 2021 KBIS and IBS were converted to digital events in the face of the COVID-19 pandemic.

“The countdown to KBIS 2022 and Design & Construction Week in is on, and we are looking forward to hosting over 60,000 residential design and construction professionals for a fantastic in-person event,” said Brian Pagel, executive v.p., and Jason McGraw, group v.p. for Emerald. “As the event is quickly approaching, the safety and wellbeing of our attendees, partners, exhibitors, site workers and staff remains our top priority.” Pagel and McGraw said that show organizers will continue to monitor health and safety recommendations through additional Epistemix modeling in early January. The KBIS show team will host a webinar in mid-January to outline their findings and detail the health and safety protocols.

All attendees and exhibitors at the three-day event will be required to provide a negative test OR proof of vaccination to access the convention hall. Masks will also be required in the Orange County Convention Center, as well as on official shuttle buses, show organizers said.

“We look forward to welcoming everyone back to Orlando for an incredible show experience,” Pagel and McGraw said.

Gains in Single-Family Housing Expected to Increase in 2022

WASHINGTON, DC — Breaking an eight-year trend, there have been more single-family homes under construction in recent months than multifamily units, according to the National Association of Home Builders, which predicted additional gains in single-family construction in 2022.

Despite some cooling earlier this year, the continued strength of single-family construction in 2021 means that there are now 28% more single-family homes under construction than a year ago, said Robert Dietz, chief economist for the Washington, DC-based NAHB.

“These gains mean single-family completions will increase in 2022, bringing more inventory to market despite a 19% year-over-year rise in construction material costs and longer construction times,” Dietz said.

Ongoing single-family and multifamily housing production accelerated in November, due to strong demand, with overall housing starts increasing 11.8% to a seasonally adjusted annual rate of 1.68 million units, according to U.S. government figures.

Despite inflation concerns and ongoing production bottlenecks, builder confidence in the market for newly built single-family homes also edged higher for the fourth consecutive month on strong consumer demand and limited existing inventory, the NAHB added.

“While demand remains strong, finding workers, predicting pricing and dealing with material delays remains a challenge,” said Dietz. “Building has increased but the industry faces constraints, namely cost/availability of materials, labor and lots. And while 2021 single-family starts are expected to end the year 24% higher than the pre-COVID 2019 level, we expect that higher interest rates in 2022 will put a damper on housing affordability.”

Demand Seen Strong for Aging-in-Place Remodeling Projects

FOSTER CITY, CA — A significant percentage of American homeowners across multiple home-improvement trades plan to explore aging-in-place projects for themselves or a loved one in the coming year, a newly released survey reveals.

According to the survey’s findings, some 63% of the homeowners polled report that they will explore aging-in-place home improvement projects for themselves within the next 12 months, while another 6% plan to do so for a loved one.

The November survey, which involved some 2,110 respondents in the U.S., was conducted by Modernize Home Services, a Foster City, CA-based online firm that connects homeowners with contractors and other home-services professionals. The company operates in more than 15 home segments, including bathrooms and kitchens.

Among the primary projects to be considered, researchers said, are bath remodels that feature walk-in tubs and seats within a shower. Other aging-in-place products in high demand include medical alerts, non-slip flooring, stair lifts, grab bars and wider hallways.

“There are a few projects that offer more safety and security – such as installing brighter lightbulbs – that can be done by any homeowner, but more complex projects like walk-in tubs and concurrent bath and kitchen upgrades require professionals,” said Modernize V.P. Gregg Hicks. “This study shows an opportunity for contractors to capitalize on the increased demand for aging-in-place home improvement projects in the coming years.”

Philadelphia – DCC Technology, a Dublin, Ireland-based technology distribution and services business that trades as Exertis, has acquired Almo Corporation in North America.

The move extends the company’s international scale in the Pro AV sector and ramps up its expansion in the North American market. The addition of Almo Corporation builds on other acquisitions in North America such as Stampede, Jam Industries, The Music People and JB&A. It expands Exertis’ Pro AV capability to form the largest specialist Pro AV business in North America.

Alongside its Pro AV business, Almo Corporation is the largest distributor of mainstream appliances, delivering a comprehensive portfolio of products including full kitchen packages with essential appliances to small and medium-sized retailers throughout the U.S. In addition, it is the leading distributor of premium appliances, serving retailers and builders designing luxury residential installations for refrigeration, ventilation and cooking in both indoor and outdoor settings. Almo’s business in consumer appliances and lifestyle products will add scale to Exertis North America’s business in the consumer channel.

Almo’s 75-year-old, third-generation, family-owned business brings 660 employees, nine distribution centers and more than 2.5 million square feet of warehousing space across North America. Almo Corporation will benefit from leveraging Exertis’ financial resources and supply-chain logistics, according to the company. The acquisition will provide Exertis North America with increased back-end economies of scale allied to the front-end specialization.

Almo will continue to be operated by the Chaiken Family, with Warren Chaiken as president and CEO and Gene Chaiken as Chairman. The combined Exertis and Almo Pro AV divisions will, in due course, be led by Sam Taylor, current exec. v.p. & COO of Almo Pro AV. Shortly after the completion of the integration, the combined business will be rebranded as Exertis Almo Pro AV.

John Dunne, a long-time senior executive with Exertis, currently leading the Exertis Pro AV team in North America, will join the Almo executive team and help lead the integration. The Premium Appliances and Mainstream Appliances divisions will continue to be led by Steve Terry and Jack Halperin, respectively.

Exertis’ expanded North American operation becomes a $2.4 billion business overseen by Martin Szpiro, managing director of Exertis North America. It forms part of the international expansion strategy of Exertis International, under Managing Director Clive Fitzharris.

Leads Robust, But Margins Being Squeezed, KBDN Survey Finds

CHICAGO — Sales leads and project requests are robust, and revenue forecasts are bullish, but profit margins are reportedly being squeezed, COVID-19 remains a concern, and kitchen/bath dealers and designers continue to face supply-chain snafus, product price hikes, a skilled-labor shortage, and other headwinds to more robust growth in the months ahead.

That’s the primary consensus of a series of surveys conducted by Kitchen & Bath Design News and other industry sources attempting to get a handle on 2022 business prospects, following a year in which the kitchen/bath market witnessed sharp growth in both its remodeling and new-construction sectors, while COVID-19 continued to reshape the nation’s housing landscape, incomes and saving accounts rose, design trends and homeowner demographics evolved, and larger, more-multi-functional homes continued to remain a focus of consumer spending

But the pace of market growth, while projected to be palpable, has tapered off in recent months, and is expected to cool even more in the months ahead, as inflation scythes through the economy, product and labor availability continue to hamstring design/remodeling firms, housing affordability remains at historically low levels, and uncertainties tied to the coronavirus continue to loom.

KBDN’s nationwide survey of dealers and designers, conducted at the tail end of 2021, found that an overwhelming majority (86+%) of those polled said they expect their company’s revenue to either increase or remain roughly the same in 2022 compared to 2021. In contrast, less than 14% said they anticipate a revenue decline in 2022. Revenue gains are anticipated for both new and remodeled kitchens and baths, although dealers and designers are more bullish about revenue growth from kitchens (34.2%) than they are from baths (7.9%).

Dealers and designers also report that sales leads and project requests are up dramatically compared to the same time a year ago – understandable given how the current confluence of COVID-related demand, savings growth, home appreciation, government stimulus and other factors continue to spur homeowner spending. Specifically, a whopping 65+% of survey participants report their current sales leads are either somewhat or much higher now compared to a year ago, while only about 15% report that sales leads are lower and about 19% say they are about the same.

But while sales leads and strong, and revenue is generally expected to increase, surveyed dealers and designers paint a different picture when it comes to anticipated profit margins. For example, while 33.6% of those surveyed expect 2022 profit margins to increase, 14.2% expect margins to decline compared to 2021, and more than half (52.2%) expect margins to remain the same.

Other survey findings:

n With the COVID-driven emphasis on health and wellness, work-at-home arrangements and families sheltering in place, increases in client requests are being reported for products that range from universal design, smart appliances and aging-in-place elements to outdoor kitchens, anti-microbial materials and home ventilation.

n Pricing is apparently not a major factor for clients, many of whom seem willing to spend whatever it takes to get the kitchens and bathrooms that they want. For instance, while roughly 60% of the dealers and designers surveyed by KBDN say that pricing is either less important to clients or about the same as it was a year ago, far less (40%) say that pricing is more critical to clients now.

n While 51% of the design professionals surveyed say they are either extremely, very concerned or somewhat concerned about COVID-19 negatively impacting their business operations and profits in 2022, more than half (54%) say they are “not very” or “not at all” concerned, even in light of the new Omicron variant impacting the nation.

n While less than 5% of survey respondents report clients postponing or cancelling projects, nearly 44% report they are experiencing longer lead times for product deliveries and/or production and shipping delays.

The U.S. housing and residential remodeling markets continued to post gains as 2021 wound to a close, although COVID-related supply chain disruptions, coupled with labor and materials shortages, continued to put a crimp on more-robust growth. Among the key statistics and forecasts released in recent weeks by government agencies, research firms and industry-related trade associations were the following:

RESIDENTIAL REMODELING

Demand for remodeling remains strong, and remodelers “are doing quite well as long as they can adequately deal with material and labor shortages,” according to the latest Remodeling Market Index (RMI) compiled by the National Association of Home Builders. The Washington, DC-based NAHB last month released its NAHB/Royal Building Products Remodeling Market Index (RMI) for the third quarter of 2021, posting a reading of 87, up five points from the third quarter of 2020. The finding is a signal of residential remodelers’ confidence in their markets, for projects of all sizes, the NAHB said. “We are seeing strong demand and continued optimism in the residential remodeling market, despite the fact that supply constraints are severe and widespread,” said NAHB Chief Economist Robert Dietz. “For example, well over 90% of remodelers in the third quarter RMI survey reported a shortage of carpenters. And 57% of remodelers reported having slightly raised prices for projects over the last six months, with another 28% indicating a significant increase in price, due in part to higher material costs and ongoing strong demand. Half of these remodelers reported some pricing out of demand due to higher prices for remodeling projects.”

HOUSING STARTS & NEW-HOME SALES

Single-family home sizes are reportedly rising as an offshoot of the COVID-19 pandemic, reversing a recent trend toward downsizing, as homeowners are seeking additional residential space for a wider range of purposes, particularly teleworking and school-related activities. According to the National Association of Home Builders, the median size of a newly built single-family home increased to 2,297 sq. ft., while the average size for new single-family homes increased to 2,540 sq. ft. Following Great Recession lows, home sizes rose between 2009 to 2015, as entry-level new construction was constrained, according to the NAHB. In contrast, home sizes declined between 2016 and 2020, as more starter homes were developed, the NAHB said. “Going forward, we expect home sizes to increase again, given a shift in consumer preferences for more space due to the increased use and roles of homes in the post-COVID-19 environment,” said NAHB’s Dietz.

EXISTING-HOME SALES

Current high prices are resulting in “an unbalanced market,” although home prices would “normalize with additional supply,” according to the chief economist for the National Association of Realtors. Total housing inventory, according to the latest NAR figures, was down 13.4% from one year ago. Unsold inventory sat at a 2.6-month supply at the current sales pace, down from 3.0 months at the same time last year, the NAR reported. The median existing-home price was up 14.9% from the same time in 2020. The market has witnessed more than 100 straight months of year-over-year gains, the NAR noted, adding that the pace of price appreciation has outpaced wage gains, “making homeownership increasingly unattainable.”

Battling the Supply Chain Woes

Qianyan Cheng has felt the sting of the industry’s historic supply chain disruptions.

The co-founder of INOX – the Sacramento-based supplier of decorative hardware and door locks – Cheng has reported lengthy shipment delays of international goods since the onset of COVID-19. Shipping costs, Cheng tells Kitchen & Bath Design News, have risen exponentially in the face of the public-health crisis. The growing backlog of cargo ships waiting to offload in key ports, she says, has increased more than fourfold in some cases, impacting distribution throughout the company’s worldwide network of upscale hardware showrooms. Related bottlenecks have delayed remodeling and new-construction projects for months – or postponed them entirely.

And Cheng, of course, is far from alone.

Indeed, supply chain disruptions wrought largely by the coronavirus continue to prove a major impediment across virtually all segments of the kitchen and bath industry, including dealers, design firms, manufacturers, importers and building/remodeling construction firms.

In some instances, the supply chain timeline has doubled or tripled due to increased demand coupled with port closures, worker shortages and travel restrictions, as well as vaccine and testing mandates for seafarers, truck drivers and other transport workers. Design firms are witnessing increasing lead times, raw material scarcities and double-digit price hikes for certain products. Labor rates have skyrocketed in the face of worker shortages. Cancellations and postponements have increased, with clients opting to put projects on hold until wait times and costs normalize. At the same time, a sizable number of manufacturers report ongoing capacity restraints, a scarcity of raw materials and the discontinuation of slow-moving product lines to alleviate production constraints.

Equally vexing is the likelihood that the current disruptions will linger well into 2022, and perhaps beyond, despite growing appeals for corrective action.

To wit, the Association of Home Appliance Manufacturers, the organization representing many of the industry’s leading appliance suppliers, last month lent its support to a coalition of trade associations urging government policymakers to address ongoing challenges that business leaders say are damaging the competitiveness of manufacturers, stalling America’s economic recovery and resulting in unprecedented damage to the global product supply chain. AHAM’s call for action, following a similar appeal by the National Association of Home Builders, came one day after a coalition of workers from across the supply chain warned that global trade is facing a potential system collapse if world leaders fail to restore freedom of movement to transport workers.

While some supply chain challenges – such as import tariffs – require long-term, systemic solutions, others can be mitigated by kitchen and bath dealers, designers and remodelers who are willing to temporarily alter their business approach.

For example, many design firms report that they’ve become adaptive to current supply chain challenges, ordering products months in advance to circumvent long lead times and lessen the sting of price hikes. Others say they’ve ordered materials as soon as project contracts are signed, even if a job is weeks out, or have stocked up on commonly used products in an effort to reduce delays. Still others are offering clients alternative products that are easier to obtain or already in stock. Frequent and candid communication regarding extended lead times, back orders and volatility in delivery dates has also become more critical than ever in managing client expectations and preserving relationships, dealers and designers say.

The kitchen and bath design trade has faced a multitude of challenges over the course of its existence. The advent of big box stores and e-commerce has altered the industry’s competitive set. Corporate bankruptcies, ownership changes, factory closures and divestitures have reshaped the manufacturing and retail landscape. Fast-changing lifestyles, homeowner demographics, product introductions and consumer hot buttons have exacerbated the need to stay abreast of what’s going on. Economic downturns have occasionally knocked the industry on its heels.

Astute dealers and designers, for decades, have proven resilient to these and other changes. They’ll doubtless discover ways to survive the current supply chain disruptions, as well.

MyPlanet Living Center Opens Showroom


CHICAGO — Mayan Metzler, founder and CEO of German Kitchen Center, a multi-brand chain of showrooms for European-style kitchen designs in the U.S., has unveiled the newest branch of the “MyPlanet Living Center” chain of showrooms, the company announced.

The new site features 14,000 sq. ft. at the 900 North Michigan Shops in Chicago’s “Magnificent Mile,” an upscale shopping district known for its high-end retail outlets.

MyPlanet Living Centers are designed as showrooms aimed at exposing homeowners and trade professionals to high-end products for the kitchen and bath, among other areas of the home. MyPlanet, a nonprofit organization focused on housing and medical support for vulnerable populations, donates proceeds from the centers to community groups that assist the needy, according to the company. Partners include German Kitchen Center and MyPlanet Construction system, an energy-efficient home building system.

Each MPLC partner within the MPLC Chicago site will operate their own space, similar to that of a permanent trade show booth, with MPLC staff available for customer service, the company said.

“MPLC showrooms are fulfilling various needs currently lacking in the home renovation market for both customers and suppliers,” said Metzler. “Most importantly, however, this is an opportunity to also improve our communities.

“As the for-profit arm of MyPlanet, we can help rebuild communities affected by the recent pandemic, as well as communities that have seen a decline in residents due to lack of employment opportunities,” Metzler added, noting that the company will soon be announcing several locations in midsized cities, as well.

As a result, incorporating features such as the Style Drawer Appliance Garage and Docking Drawer outlets inside kitchen cabinet drawers have become mainstream features that are essential to creating organized, functional and clutter-free surfaces.

3. Integrated Paper Towel Holder

Now, more than ever, cleanliness is of utmost importance, says Angela O’Neill, director of marketing for Wellborn Cabinet.

4. Purposeful Cabinets

As people spend more time inside, they are gravitating toward cabinets designed with purpose, style and overall function in mind, notes Stephanie Pierce, director of design and trends at MasterBrand Cabinets.

5. Shaker-style Hood

The move toward simplistic, shaker-style painted cabinets has also led to increased interest in Castlewood’s Shiplap-style Range hoods, states Pete Larson, national sales manager for Castlewood.

“Homeowners are wanting a design element that will add some unique characteristic to make their kitchen stand out,” he explains. “The Shiplap style provides designers with the opportunity to add spice to the plain, shaker-style kitchen.”

Castlewood by AMS offers Shiplap range hoods in Chimney and Box configurations, which are designed to accommodate the Ascension line of kitchen ventilation products. They can be built from select molded hardwoods or rustic weathered planks, with each offering its own distinguishing quality.

Currently, the Chimney-style Shiplap range hood is the most popular, Larson adds, noting that this style needs extra space between wall cabinets to really stand out. In remodeling applications where there is not enough space between the wall cabinets, a Box-style Shiplap range hood is more suitable, he notes.

“The box-style Shiplap range hood can fit tightly between adjacent cabinets and still offer the individual client a distinctive and appealing design option,” he says. “We see this trend continuing and we intend on broadening our offering with other components that will complement this style.”

6. Shower Organizer

Staying organized is critical for all rooms of the home, including the bathroom. Keuco accommodates the need for storage in the shower/bath area by offerings its Shower Shelf.
